The newest Property Disclosure Statements Victoria sellers are asked to complete include Radon-related questions. If you intend to sell or buy a Victoria area house, townhouse or condominium, you may want to educate yourself about radon gas. It’s not something that has typically been on seller and buyer radar screens up to now.

The Property Disclosure Statement radon questions vary depending on the property being sold:

  • Have the premises been tested for Radon? If yes, when and what were the radon levels?
  • Is there a radon mitigation system on the premises?
  • Are you aware of any problems or deficiencies with the radon mitigation system?

Radon is a naturally occurring, radioactive, odourless and colourless gas that is generated through the decay of uranium and other elements in soil minerals. Radon is the #2 cause of lung cancer in Canada according to Health Canada.

Do we have Radon gas in Victoria homes? Yes. A wide spectrum of radon readings can occur in different areas.

How to test

Health Canada recommends that only long-term tests of at least 90 days be used. Shorter term tests are not as accurate. Radon tests can be purchased at a hardware store and from on-line radon detection and mitigation services.

What is a safe amount of Radon?

While Health Canada suggests there is no safe amount of radon, anything over 200Bq/m3 should be remediated within 2 years. Anything over 600Bq/m3 should be remediated within a year.

Do I have to test for radon before selling it?

No. Currently there are no legal requirements to test for radon.

Do I have to tell a buyer how much radon is in my home?

Possibly. Radon levels above 200 Bq/m3 are considered to be a Material Latent Defect and must be disclosed to a potential buyer by your Realtor®. Levels below 200Bq/m3 do not need to be disclosed, however if a buyer ask about radon levels and whether your home has been tested, you must either provide a truthful answer or refuse to answer the question.
